Overview of the proposed development

Mayfield is poised to be the first major Manchester regeneration scheme of the new decade.

A Strategic Regeneration Framework (SRF) is now in place which details how a 20 acre area around Manchester's Piccadilly Station could be transformed into a new development to accommodate 5,000 civil service jobs.

Mayfield would harness the civil service campus' potential to transform one of the few remaining areas of Manchester City Centre that is in significant need of regeneration.

This will create a new gateway to the city with a world-class public realm and pioneering sustainable buildings delivering Government carbon reduction commitments and Manchester's action plan to become a leading low carbon city by 2020.

Public consultation

Public consultation is now underway as the key partners behind the scheme seek the wider views of people and organisations throughout the North West. You can add your views on Mayfield on our comments page.

New public park

The proposed Mayfield development would be built on land owned by BRB (Residuary) Limited, a company owned by the Department of Transport, and covers an area bordered by the inner ring road to the south, Fairfield Street to the north and London Road to the west.

The development would aim to bring together staff from across Greater Manchester with others relocating out of London and the South East under the Government's Operational Efficiency Programme commitments.

Key to the masterplan is the creation of a public park – intended to be one of the largest open spaces in Manchester City Centre – alongside the River Medlock. It will bring to life the Mayfield area and open up a new approach to the city.

The thoughtful regeneration of Manchester and the creation of high class developments such as Spinningfields have made the city world class – Mayfield is the next logical step.
